Allegheny County Commercial Property Owners Hit by Pandemic Can Seek Tax Reductions

In this unprecedented year, covid-19 is having a significant economic impact on businesses in Allegheny County. Commercial property owners that have been impacted by the pandemic are now facing a substantial dip in revenue, making it vitally important for tax assessments to accurately reflect the losses.
In a world adapting to staying home and social distancing whenever possible, businesses are not serving the number of customers/clients as pre-pandemic assessments predicted they would. Commercial property is traditionally valued on the income approach. Quite simply, the more money a property earned, the higher the market value of the property. The less money earned, the lower the market value.
Real estate assessments are based on the current market value. It is required that real estate taxes are paid when they are due. If an assessment is lowered upon appeal, businesses can receive a tax refund as a result of “overpaying” the taxes.
